ALL FOOD, DÉCOR, TABLEWARE, AND RELATED ITEMS ARE THE LESSEE'S RESPONSIBILITY.

​​​Host/Hostess: A host or hostess will be present on-site to ensure your event runs smoothly, and their presence is a non-negotiable aspect of our service. They will remain on the upper floor for the duration of your event and will not attend or interfere with your party unless an emergency situation arises. Thank you for your understanding as we prioritize a seamless and safe experience for all our guests.

Rental Time/Fee: Lessee shall pay 50% of all fees including the rental fee of $___________ and the damage deposit of $200.00 for a total of $____________ due at the time of reservation. The balance of these fees, in the amount of $________, shall be due and payable 30 days in advance of arrival. Please note that your selected date is not guaranteed until we have received your signed contract and deposit (50% of all fees). ​

*We appreciate your cooperation in ensuring that all events conclude by 10:00 PM.

​Decorating, Setup, and Breakdown: The premises will be available to the Lessee on the day of the event for decorating and setup. Decorations may not be affixed to walls, doors, furnishings, or light fixtures. At the conclusion of the event, all decorations should be taken down and removed promptly on the same day. If additional time is needed for setup or breakdown, arrangements may be possible for an additional fee; however, please note that this is subject to availability due to prior or subsequent bookings. *Please note that all outdoor decorations require prior approval from Lessor.

Cleaning: At the conclusion of the event, Lessee shall properly bag and dispose of all trash and waste at the garbage pickup site, located on 6th Street to the East of Brentwood. All furnishings and decor belonging to Brentwood shall be returned to their original positions.
​
Damage Deposit: The damage deposit for the venue is $200.00. This deposit will be returned to the Lessee in not less than 2 weeks, provided the Lessor finds no damage to the premises or personal property after the event. The Lessee agrees to be fully responsible for any damages to the property, furnishings, or household items caused during the event. Violations of venue restrictions may result in forfeiture of the damage deposit, and any significant property damage may lead to legal action against the Lessee.

Cancellations: As soon as a booking is accepted by us, all other inquiries are turned away, and replacement bookings are often not possible. Cancellations made more than 30 days prior to your arrival date shall incur a cancellation fee of 50% of the rental fee. If the reservation is canceled within 30 days prior to your scheduled arrival, you (Lessee) are responsible for payment of the entire rental fee of $__________.

Occupancy: Occupancy is limited to a maximum of 50 persons upon the property at any one time.
​
Care of Premises: No pets, smoking, vaping, or any form of tobacco consumption shall be permitted in the house. Any violation thereof will result in eviction and forfeiture of rents and deposits.
​
Restrictions: To protect Brentwood’s historic decorative ceiling plaster, live music is strictly prohibited inside the home; only soft/background music is permitted during your event. All music must be played through approved sound equipment (boom boxes are not permitted). Haze, fog, bubble, and smoke machines—or any equipment using chemicals—are strictly prohibited. Additionally, candles are not permitted, except for birthday candles. Access to the upper floor is restricted to authorized personnel only, and the East Entrance remains locked, to be opened only in case of emergency. Moving furniture or venue decor without prior permission is not allowed. Appliance use is limited to the refrigerator, with the oven and microwave available for warming purposes only. The Lessee or a designated adult, acceptable and accountable to the Lessor, must oversee the event and ensure all venue guidelines are followed. Thank you for respecting these policies to help us preserve Brentwood’s unique and delicate features.

Neighborhood Disturbance: Lessee and its invitees shall not disturb, annoy, and/or endanger or inconvenience any neighbor or cause any civil disturbance, or use the property for any unlawful purpose.
​
Subletting: this agreement shall not be assigned or sublet to any other person or party without the express written consent of Lessor.
​
Repairs: The property is leased with Lessor’s furniture and household property. Lessee shall provide any additional furnishing(s) and equipment necessary for the event; Lessee shall contact Lessor immediately regarding any maintenance issue. Lessor will make every effort to repair or replace any household equipment not working properly.
